Availability

Planning
Construction will start after at least 70% of the project has been sold and the environmental permit has been granted. Expected completion is Q4 2024, but no rights can be derived from this planning.

Destination
The buyer needs to check whether the intended activities fit within the current zoning plan. The developer and estate agent are happy to advise you on this, but do not accept any liability in this respect. 

Notarial processing 

Notariaat Van Benthem & Keulen in Utrecht will supervise the transfer, including drawing up the purchase and building contract and the deed of transfer. Within 10 days of signing the agreement, the buyer must transfer a deposit of 10% of the purchase price to the notary's office handling the conveyance.

Payment
Payment is made in instalments. The first instalment covers the purchase of the land. As construction progresses, the various instalments will be charged. In case of a mortgage loan, the bank will usually make the payments. 

Planning permission
The environmental permit required for the realisation of the construction has been issued. Any specific permits for use should be applied for by the buyer.

Utilities
The connection costs of the utilities will be charged to the buyer. 

Owners' association
As is usual with a multi-tenant business building, the property will be split into flat rights. Buyers are automatically members of the owners' association, which is managed by an external administrator. Each owner has voting rights in the association. The association is there to ensure the quality of the complex. Matters regulated within the VVE are:
  • Building insurance
  • Liability insurance
  • Maintenance reservations for the roof in particular.
