Business complex “De Vinder” will be realized on business park “Borchwerf I” at the Vaartveld in Roosendaal. The project includes 54 modern shell business units which are distributed over 4 business buildings on the site. The units are suitable for small-scale businesses and multiple purposes. The floor areas vary from 71 to 298 m². 

Each unit consists of an industrial hall equipped with an electric overhead door, separate entrance door, various windows and has a standard concrete floor on the second floor (with the exception of building D) for example for an office space. The units are delivered as shells. An additional work list is available for the finishing options and can be sent on request. Each business unit has its own allocated parking space on the premises. The associated paved area around the commercial buildings will be arranged with a shared road and greenery for which an Owners' Association will be established. 

Investment

Location 
The development will be realized in the “Borchwerf I” business park at Vaartveld 3 to 7 in Roosendaal. Zoning plan

  • Industrial and craft businesses insofar as they appear in categories 3.1 and 3.2 of the State of Business Activities, as well as wholesale businesses; 
  • At the location of the indication “retail trade in cars” also retail trade in cars, motorcycles, caravans and boats;

Apartment rights 
The land and the buildings to be built on it will be divided into apartment rights. Each buyer will be the owner of an apartment right, which gives the right to the exclusive use thereof. In addition to the land under the buildings, each buyer will also become co-owner of the common outdoor area. For the management of this, an Owners' Association will be established by operation of law. 

Construction start date and completion 
Construction has started. Completion of the first units is expected in May 2025. At least 14 days before completion you will receive an invitation in which the date and time of the planned completion are mentioned. All this according to the provisions of the purchase and building contract. 

Payment of purchase price free of charge 
The purchase price of the units is stated in the purchase/construction agreement. The purchase price includes, among other things, the costs associated with the work of the architect, the contractor, the constructor, the plan developer, the notary and the fees of the municipality of Roosendaal. Costs not included in this sum are any personal costs for the conclusion of a mortgage deed and the connection costs of utilities. Buyers will pay in installments during the various stages of construction. Payment and method of payment are set out in the purchase/contract agreement signed at the conclusion of the sale.

Technical Specifications 
Because no two buyers are the same, the units are delivered as shells. This gives the buyer the opportunity to completely divide and furnish your new accommodation as they see fit. The units will be finished using modern building and insulation materials. See the full technical description which can be requested from the broker. 

Drainage 
The outdoor sewer system consists of three parts. The first is the VWA system, or foul water system, which will drain the dirty water from the units. The second is the HWA system. With this, the rainwater, meaning all the water coming off the roof will be drained to open water or a municipal connection point. The third is the site sewer system.

Installation/utilities
The connections for water, data and electricity will be made up to the meter box. Initially, the buyer is responsible for requesting the energy and consumption agreements from the relevant energy and data suppliers. All connection costs from utility companies for the installation of the connections to the meter box are for the account of the buyer. These connection costs are not included in the purchase price. The installation and connection costs will be billed to the buyer by the developer. The cost of utility input pipes and architectural meter box (without distribution box), is included in the purchase price. Prefabricated meter boxes will be used. These are ventilated according to regulations, the doors are lockable. Doors and casing are finished in white. 

Foundation and first floor
Under the building there will be foundation strips on steel foundations (without piles). These so-called foundation strips are made of reinforced concrete. The foundation will be carried out according to drawings and calculations of the structural engineer. The first floor floors are of monolithic finished concrete, flatness class 5 and insulated and can have a maximum floor load of 1200 kg/m². 

Walls and floors 
The partition walls between the units of Building A, B and C will be constructed of sand-lime adhesive elements. The finish of these elements is thinly filmed (stucco, where markings of the sand-lime brick elements may remain visible). The partition walls between the units of Building D will be constructed of precast concrete. Both sides of the walls will be finished smooth at the factory. Where the wall panels butt up, a bevel is applied in advance at the factory.
Floors are of hollow-core slabs and not finished, seams filled with concrete. Maximum floor load 300 kg/m2. Frames, windows & doors The aluminum frames/ curtain walls and doors are made of thermally decoupled aluminum profiles, powder coated (60 micron) in a standard RAL Color. The frames are equipped with hinges and locks of burglar-resistant quality in accordance with the building code. The windows are fitted with standard insulating clear non-solar HR++ glazing (with the exception of units 1 to 9 in Building A, which are fitted with solar control glazing). One window per unit will be fitted with a ventilation grille and a turn-tilt window. The wicket doors will be equipped with a door closer, knob cylinder and an insulated door panel with mailbox. The frames will be installed in a white primed wood frame. 

Overhead doors 
The overhead doors are electrically operated. The panels from which the door is constructed are insulated. The headroom is approximately 3.70 meters and the width is approximately 3.60 meters. (exception unit 36 with a width of 3.20 meters). Building A has rolling doors which will be transparent. Pinewood stairs The stairs are pinewood closed straight staircases with intermediate landing. The stairs and staircase paneling are primed and finished in white. 

Façade cladding 
The facades are clad with horizontal sandwich panels micro liner ring. The core of this panel is PIR and is 100 mm thick (Rc= approx. 4.50 m2 K/W.) The wall cladding will be finished with the necessary fittings such as drip sills, water stops, roof caps, etc. 

Site paving 
The paving at the roadway will be made of gray concrete clinkers. Black concrete clinkers will be used for the parking spaces. White clinkers or broken stripes will be used as partitions near the parking spaces. Parking spaces near lot boundaries will be provided with piggybacks. The pavement will be enclosed with sidewalk driveway and curbing. Street gullies will be provided throughout the site. The associated business area will not be provided with any site fencing.
