FLOOR AREA 
The project will consist of 19 business units with a ground floor area of approximately 10 x 5 metres and has a ceiling height of 3.45 metres! Given the current buy-back protection that makes investing in residential property virtually impossible, this is an interesting offer for the (private) investor! If you buy this business unit as a private Box 3 investment, ask your accountant about the possibilities of recovering the VAT to be paid in full! There are also facilities for entrepreneurs regarding investment deductions, please ask your accountant. You can also consider renting out all or part of the business unit. A stable investment with an attractive return! DELIVERY 
The units will be delivered casco, NUTS connections up to the meter cupboard, additional adjustments at the request of buyers are possible. The construction drawings serve for the permit application, some drawn-in items (such as kitchen and toilet area) are not part of the casco delivery. 

Due to the choice of heavy sand-lime internal walls instead of steel internal walls, the units still look excellent after years of use. Concrete intermediate floors and concrete roof slabs instead of steel plates (extremely hot in summer!) characterise the solid construction. Better building physics with high insulation values offer the possibility of using heat pumps and solar panels, for example, to provide the business unit with heat and power very cost-efficiently. Some preparations for these techniques are already made in the shell construction (PIR roof insulation and possibility of underfloor heating). Because there is an accessible crawl space under the unit, you have great freedom with regard to the laying of pipes and drains, another feature that sets Solid Business Park apart from other providers. As a result, all layouts are possible. You can even choose to have a scrub pit in the floor for ideal cleaning. The roof is fitted with fireproof PIR roof insulation (instead of EPS "white polystyrene foam") in combination with the chosen roofing material and standard roof penetrations for the installation of solar panels. Possibly, for insurance reasons, the use of PIR insulation may become compulsory in the future!

- Floor is finished with a 50 mm thick cement screed.
- Extremely high insulation values in accordance with the current requirements of the Buildings Decree. 
- Underfloor heating in combination with, for example, a heat pump and solar panels is possible in consultation with the contractor, subject to further consultation with the owners' association. 
- PIR roof insulation instead of the usual EPS (white Styrofoam) in combination with PVC roof covering, long lifespan, high insulation value and prepared for solar panels. 
- Ample parking space. 
- NUTS connections standard in the meter box, including Data. 
- Fixed positions already drawn in for your advertising messages**.
