General

Lease agreements

                    - Commencement date: 01 June 2020 for a term of 5 years;
- Expiry date: 31 May 2025 then renewal for a consecutive period of five (5) years; therefore, the contract is tacitly extended until 31 May 2030;
- Initial rent: € 700 per month plus VAT;
- The rent includes the services provided;
- Current rent: € 900 per month, or € 10,800 plus VAT:

- Contrary to article 1 of the General Conditions, the installations present in the leased property do not form part of the leased property; maintenance and replacement shall be at the tenant's expense and risk.

Rented property: the independent business premises, approximately 54 m², located at Badhuisstraat 45 (contractually unit 2, on drawing unit 3), (2584 HD) in The Hague.
- Commencement date: 01 July 2023;
- Expiry Date: 30 June 2024 then renewal for consecutive periods of one (1) year. Therefore, the first notice period is now 30 June 2026, subject to at least 12 months' notice;
- Initial rent: € 700 per month plus VAT
