Business complex “De Vinder” is being built on the business park “Borchwerf I” on the Vaartveld in Roosendaal.

Technical specifications
Because no two buyers are the same, the units are delivered in shell form. This gives the buyer the opportunity to arrange and furnish your new accommodation completely according to their own wishes. Sewage system
The outdoor sewer consists of three parts. The first is the VWA system, or the waste water discharge, with which the dirty water is removed from the units. The second is the HWA system. This means that rainwater, i.e. all water that comes off the roof, is drained to open water or to a municipal connection point. The third is the site sewerage.

Installation/utilities
The connections for water, data and electricity are installed in the meter cupboard. Initially, the buyer is responsible for requesting energy and consumption agreements from the relevant energy and suppliers. All connection costs from utility companies for installing connections to the meter cupboard are borne by the buyer. These connection costs are not included in the purchase price. The ground floors are made of monolithic finished concrete, flatness class 5 and insulated and can have a maximum floor load of 1200 kg/m².

Walls and floors
The dividing walls between the units of building A, B and C are made of sand-lime brick adhesive elements. The finish of these elements is thinly filmed (plaster, where the markings of the sand-lime brick elements can remain visible). The dividing walls between the units of building D are made of precast concrete. Both sides of the walls are finished smooth in the factory. Where the wall panels buckle, a bevelled edge is applied in advance in the factory. Floors are made of hollow core slab and are not finished, seams filled with concrete. Maximum floor load 300 kg/m2.

Frames, windows & doors
The aluminum frames/curtain walls and doors are made of thermally decoupled aluminum profiles, enamelled (60 micron) in a standard RAL color. The frames are equipped with hinges and locks of burglar-resistant quality in accordance with the building code. The windows are equipped with standard insulating clear non-sun-resistant HR++ glazing (with the exception of units 1 to 9 of building A, which are equipped with sun-resistant glazing). Per unit, one window on the floor is provided with a ventilation grille and a tilt-and-turn window. The wicket doors are equipped with a door closer, knob cylinder and an insulated door panel with letterbox. The frames are placed in a white primed wooden frame.

Overhead doors
The overhead doors can be operated electrically. The panels from which the door is constructed are insulated. The headroom is approximately 3.70 meters and the width is approximately 3.60 meters. (exception unit 36 ​​with a width of 3.20 meters). Building A has rolling doors that are transparent.

Pine stairs
The stairs are solid pine wood, straight stairways with an intermediate platform. The stairs and stairwell paneling are primed white and not further finished.

Facade cladding
The facades are clad with horizontal sandwich panels with micro lining. The core of this panel is PIR and is 100 mm thick (Rc = approx. 4.50 m2 K/W.) The wall cladding is finished with the necessary accessories such as leakage sills, water barriers, roof hoods, etc.

Terrain paving
The paving at the roadside is made of gray concrete clinkers. Black concrete pavers are used at the parking spaces. White pavers or interrupted stripes are used as separation at the parking spaces. Parking spaces near the plot boundaries will be provided with pigtails. The paving is enclosed with a sidewalk entrance and retaining curbs. The entire site will be equipped with street gullies. The associated business site is not provided with any site boundaries.
