Description

Sinke Komejan Bedrijfsmakelaars, in cooperation with its client and Roompot, may offer you an interesting investment portfolio. The portfolio consists of four long-term rented recreation villas situated at absolute A locations spread over two different Roompot parks.

Three of the four villas are situated at holiday park Noordzee Residence de Banjaard in Kamperland. The fourth villa is located on holiday park Weertebergen in Weert. The villas have been let long-term to Roompot Service B.V. under a 'triple-net' lease. This is a rental agreement under which the owner is guaranteed an agreed net rental income. The total net rental income of the villas together amounts to no less than € 204,000 per year excluding VAT.

Noordzee Residence de Banjaard in Kamperland
The three recreational villas at Noordzee Residence de Banjaard in Kamperland (built in 1999) are suitable for 16 persons and are distinguished on the park with the type: 'FV16'. Locally, the villas are known as Helmgras 2-4, Duinpan 2-4 and Duinpan 6-8. These villas all have a similar construction and layout and each has its own parking space(s) and (indoor) garage.

These villas measure approx. 240 m2 GFA and are situated on plots of 766 to 781 m2. Because the villas have two house numbers and two separate utility connections, it is possible to split the villa and make it suitable for 8 people. In the current situation, each villa is suitable for 16 people. The villas on holiday park Noordzee Residence de Banjaard all have a rental agreement until 07-01-2030, with a net rental income of € 49,000 per year excl. VAT.

Holiday park Weertebergen
The fourth villa, located on holiday park Weertebergen (built in 2006), is 335 m2 GBO and can accommodate 24 people. This villa features the type: 'FV24', is known locally as Trancheeweg 7. This villa has its own parking space(s) and is situated on a plot of 1,224 m2.

This villa is also let under a 'triple-net agreement' to Roompot Service B.V. This lease expires on 12-12-2028. The guaranteed net rental income is € 57,000 excluding VAT per year.

All four villas will be sold including inventory. The purchase price for the inventory is included in the asking price. The villas in both Kamperland and Weertebergen have already been completely restyled.
